What ties them together isn't a style — it's coastal Virginia climate, and detailing that respects it.

Housing stock we work on
Virginia Beach's residential stock spans mid-century ranches from the initial post-war expansion, brick and vinyl-sided colonials from the '70s and '80s, Great Neck and Alanton traditional homes on larger lots, contemporary homes in Bay Colony and Linkhorn, coastal properties in Sandbridge and Croatan, and infill new-construction on smaller lots throughout. Each has its own renovation vocabulary — the interventions that work on a Kempsville ranch are not the ones that work on a Sandbridge oceanfront home.
Coastal considerations
Anything east of Independence Boulevard is meaningfully coastal from a building-science standpoint — higher humidity, salt-laden wind, elevated water tables, and hurricane exposure. Envelope work in these zones means impact-rated windows for exposed elevations, stainless or coated fasteners where salt is a factor, and rain-screen wall assemblies as our default rather than a specification upgrade. In flood-zone properties, elevation certificates and freeboard requirements shape design decisions at the site-plan stage.
Permits & jurisdiction
Virginia Beach permitting operates through the Planning & Community Development department at the Municipal Center. Timelines run four to eight weeks for straightforward residential permits; historic-overlay work and coastal-flood-zone additions add time. As design-build we submit and manage all permits directly.

ADU zoning
Today, a detached ADU or guest house is generally limited to the R-40 large-lot district; elsewhere accessory structures cap at 500 sq ft (20–30% of the home).
