Why it works this way
Design and build under one accountability.
When the designer and the builder are different companies, the gap between them becomes your problem. Design-build closes that gap: one contract, one schedule, one team that cannot blame the other one.
That structure is what lets us be transparent about money. Scope is written before pricing. Allowances are stated in dollars. Change orders are documented before work happens. You are never asked to trust a number you cannot see the reasoning behind.

Consultation
We walk the space with you, listen to how you actually live in it, and talk openly about budget before anything is drawn. If the project is not a fit for us, we will say so in that first conversation.

Design & selections
Layouts, elevations and a written scope. Selections are made against real allowances so the numbers you see are the numbers that get built. When investigation is needed first, we use a limited-scope assessment agreement.

Transparent estimate
A line-item estimate tied to the scope document — not a lump sum with a shrug. You see what each phase costs, what is included, and what would trigger a change order.

Build
Our crews and long-standing trade partners run the job on a maintained schedule. You have one named contact, weekly updates, and a site that gets cleaned at the end of the day.

Walkthrough & warranty
We walk the finished work with you, build the punch list together, and close it out. Workmanship warranty terms are in writing, and we answer the phone afterwards.

What makes a project ready to price.
The projects that go well almost always share four things: a scope the household agrees on, a budget range, a funding path, and a decision maker who can say yes. Our request form asks about all four — not to screen you out, but so the first conversation can be useful instead of exploratory.

The initial consultation and site walk are how we decide together whether the project is a fit. Where a project needs investigation before it can be priced honestly — hidden water damage, structural questions, unclear existing conditions — we use a paid, limited-scope Assessment, Design & Consulting agreement so the findings, not guesses, drive the price.
Every change is written up with its cost and schedule impact and approved by you before the work happens. Verbal change orders are how projects go sideways, so we do not use them.
Yes. Virginia Renovations is a Class A contractor, licensed and insured in the Commonwealth of Virginia (License #2705141252), and veteran owned and operated. General liability coverage is through Crum & Forster Specialty Insurance Company; workers’ compensation is through Hartford Underwriters Insurance Company.
The seven Hampton Roads cities: Virginia Beach, Chesapeake, Norfolk, Suffolk, Portsmouth, Hampton and Newport News, plus the surrounding Tidewater communities. If you are just outside that footprint, tell us on the request form and we will be straight with you about whether we can help.
It depends entirely on scope, permitting and material lead times, so we will not publish a number we cannot honour. What we will do is give you a schedule outline with your estimate and tell you where the risk sits.
Yes — bring stamped drawings, concept drawings or a designer you already trust, and we will build to them. If you would rather have design and construction under one roof, that is what design-build is for.
