The market we work in
What renovating in Chesapeake actually looks like.
Chesapeake is our second-most-active market after Virginia Beach, with a housing stock that skews slightly newer and larger-lot on average. The renovation pattern here trends toward whole-home resets of '90s and 2000s construction — homes that were built quickly during boom years and are now facing the reality that some finish and system choices from that era are aging faster than others.
Scope
Renovating in Chesapeake
Housing stock we work on
Chesapeake spans older Great Bridge cottages, Deep Creek homes on larger lots, Western Branch mid-century ranches, extensive 1990s and 2000s development in Greenbrier and Hickory, and newer construction throughout. Our most common project pattern is a whole-home renovation of a '90s or 2000s home — kitchens outdated by their era's design conventions, baths that need waterproofing brought to modern standards, and layouts that reflect open-plan assumptions from twenty years ago rather than today's.
Coastal considerations
Southern Chesapeake — Hickory, Deep Creek south, and areas near the Great Dismal Swamp — has meaningful water-table issues that affect basement work, crawl-space health, and foundation design on additions. We check for these in the assessment and price accordingly rather than discovering them at excavation.
Permits & jurisdiction
Chesapeake permitting is administered through the Development & Permits department. Residential renovation permits typically run four to seven weeks. As design-build we submit and manage all permits directly.
Neighborhoods we work in regularly
Great Bridge, Deep Creek, Western Branch, Hickory, Greenbrier, Edinburgh, Riverwalk, Fentress, Grassfield, and the newer developments off Battlefield Boulevard. If your neighborhood isn't on this list, we still serve it — this is a partial sample.
Local partnerships
We work with structural engineers who cover the Chesapeake market, foundation contractors familiar with high-water-table sites in southern Chesapeake, and cabinetry shops that deliver into the western Chesapeake corridor without a coastal freight premium.
ADU zoning
The current ordinance clearly allows an accessory guesthouse (no kitchen) on qualifying large single-family lots; whether a full independent-living ADU is separately allowed is described inconsistently even in public summaries of the code. We confirm the current standard with the city before design. See our full ADU zoning guide →
